Tuscany is the Italian region with the highest number of luxury villas over 10 million euros, according to the latest analysis by Idealista, a well-known real estate portal, on the market for prestigious properties. There are over 150 properties listed with a value exceeding 10 million, distributed in the most exclusive locations in the country. Among these, Forte dei Marmi stands out as the true Italian capital of luxury real estate by volume of supply.
Tuscany is indeed the most represented region in the very high-end market segment, with a significant presence also in the provinces of Siena, Grosseto, and Lucca. The offer includes contemporary villas on the coast, historic residences in the countryside, and large estates immersed in nature.
Forte dei Marmi, capital of luxury real estate
As mentioned, it is especially Forte dei Marmi that stands out for the quantity of prestigious properties. The Versilia location thus ranks among the most sought-after destinations in the Italian high-end real estate market, alongside places like Porto Cervo, Capri, Positano, and Cernobbio.
Tuscany presents itself with three souls. Forte dei Marmi is the realm of contemporary villas and very high-end residences; between Chianti, Val d’Orcia, and Montepulciano, historic homes and properties surrounded by large plots of land prevail; in Maremma, between Capalbio, Monte Argentario, and Castiglione della Pescaia, demand focuses mainly on privacy, nature, and large estates.
An estate in Maremma is worth 28 million euros
Among the most expensive properties listed by Idealista stands an estate in the Grosseto Maremma, valued at 28 million euros. A value that places it at the top of the national ranking, behind the most exclusive properties of the Amalfi Coast, Sardinia, and Capri.
The absolute record for value belongs to a villa in Vietri sul Mare, on the Amalfi Coast: 58 million euros for a property of 1,700 square meters with 48 rooms, 20 bathrooms, and 2,800 square meters of terraced land overlooking the sea. The villa also features an infinity pool, frescoed vaults, and original Vietri maiolica floors.
In second place is a complex of four villas overlooking Cala di Volpe, in Porto Cervo, offered at 38 million euros. The property includes 10,000 square meters of private park and direct access to the beach.
Third is Capri, with an estate worth 33 million euros spread over more than 11 hectares of private park, two residences connected by an internal funicular, and luxury rental incomes that can reach 45,000 euros per week.

Rome, Positano, and Peccioli in the top ten
The ranking continues with a 17th-century palace in the Trevi district, in Rome, valued at 30 million euros. The property extends over 3,535 square meters and includes coffered ceilings, a deconsecrated 17th-century church, and a private garden with citrus groves.
After Maremma, at 28 million, comes Positano at 26 million, then Peccioli and Porto Rotondo, both with properties worth 25 million. Closing the top positions are two villas in Cernobbio, on Lake Como, both offered at 23 million euros.
Price per square meter: Forte dei Marmi among the most expensive locations
In the super-luxury real estate market, however, it is not only the overall value of the property that counts. What makes the difference is especially the price per square meter, strongly influenced by location.
The absolute record belongs to a villa of just 200 square meters in Porto Cervo, where prices reach 70,000 euros per square meter. Immediately after is Forte dei Marmi, with Roma Imperiale reaching peaks of 47,500 euros per square meter for a 232 square meter villa.
Following are Porto Rotondo, with 38,462 euros per square meter, Vietri sul Mare with 34,118 euros, and Positano with 32,500 euros. Capri ranges between 27,500 and 31,667 euros per square meter.
Lake Garda also enters the very high-end segment: a 450 square meter villa in Desenzano reaches 41,556 euros per square meter.
The emerging picture is clear: in the luxury real estate market, surface area takes a back seat to the rarity of the location. Sea view, private access, panorama, privacy, and historical or natural context are the elements that can drive property values to the highest levels.
